Pets in Rental Properties
Pets in rental properties can be a tricky area for Property Managers to navigate. In this session, Hayley breaks down the Victorian pet legislation and, importantly, what it means in practice when managing a tenancy.
We work through the pet request process, the 14-day timeframe, when an RRP can refuse a pet and when an application to VCAT may be required.
The session also covers practical considerations when assessing pets, managing new and existing renter requests, negotiating pet conditions, pets kept without consent, pet bonds and property inspections.
We also look at what happens when a pet causes damage, the difference between damage and fair wear and tear, the importance of condition reports and evidence, and how depreciation can impact a claim.
